Our Access Methods For Skyscraper Window Cleaning
Cradle / BMU Window Cleaning
BMU cradle systems are the most efficient access method for large-scale, regularly scheduled cleans on tall buildings with standard facades.
If your building already has a BMU installed, it should be the default choice for routine maintenance.
It covers the most glass in the least time, keeps operatives safe on a stable platform, and minimises disruption to building occupants. For buildings without an existing cradle system, we can design and install a bespoke BMU built around your specific facade, whether that’s curved glass, sloped elevations, or irregular architecture.
MEWP & Cherry Picker Window Cleaning
MEWPs are the practical choice for mid-rise buildings up to 100m where scaffolding would be disproportionately expensive and rope access isn’t necessary.
They’re particularly useful for one-off cleans, pre-sale inspections, or buildings where access points make cradle deployment impractical.
If a MEWP is already on site for another purpose, it’s worth combining additional services at the same time facade washing or gutter clearance, for example, as this significantly reduces the overall cost per visit compared to scheduling separate access for each service.
Rope Access / Abseiling Window Cleaning
Rope access is the right solution when no other method can reach the area, narrow elevations, complex facades, areas behind architectural features, or buildings where machinery cannot be positioned safely at ground level.
It’s also typically the most cost-effective option for high-rise cleans where a BMU isn’t installed, since it eliminates the need for heavy equipment entirely.
Every member of our rope access team is IRATA-certified, and because operatives work with minimal footprint at ground level, it’s the least disruptive access method for busy urban sites where pavement space is restricted.

Yes. Where no cradle system is in place, we assess the building and recommend the most appropriate access method, typically rope access or MEWP depending on the height, facade complexity, and site conditions.
For buildings requiring a permanent solution, we can also design and install a bespoke BMU system built around the specific structure.
Every project receives a full site-specific method statement and risk assessment before work begins. These are prepared by our operations team following an initial site survey and shared with the building manager or facilities team for sign-off prior to mobilisation. Nothing starts on site until documentation is approved by all parties.
