Case Study

Upper Riverside

About the Project

Upper Riverside is a landmark residential neighbourhood on Greenwich Peninsula, developed by Knight Dragon and designed by architects Skidmore, Owings & Merrill (SOM).

The development comprises five cascading residential towers, No1 to No5, with the tallest rising 30 storeys, arranged around Peninsula Square with open roof terraces taking in panoramic views of the Thames.

Residents have access to the Upper Riverside Club, spanning all five buildings with gyms, a swimming pool, cinema, co-working spaces, and sky terraces, and the site sits moments from North Greenwich station, the O2, and the Design District.

All Clean London cleans Upper Riverside on behalf of managing agent Lee Baron, maintaining the presentation of one of Greenwich Peninsula’s most architecturally distinctive addresses.

The Challenge

Upper Riverside’s cascading towers are designed to make the most of their riverside position, with each building’s terraces, floor-to-ceiling glazing, and staggered massing creating a complex, highly varied facade.

The tallest tower rises to 30 storeys directly on the water’s edge, exposed to wind and weather coming straight off the Thames.

Decorative glazed features and public art at ground level need a different, more careful approach again, and no single access method suits every elevation across five buildings of this scale and variety.

The Solution

All Clean London uses a combination of access methods across Upper Riverside to suit each tower’s height and facade type. BMU cradle systems are deployed on the taller elevations, allowing operatives to work methodically across wide sections of glazing in a controlled, suspended platform.

Our rope access team supplements this with abseiling on sections the cradles can’t reach, descending from roof-level anchor points to clean windows and terrace glazing safely at height.

Ground-level and decorative glazed features, including the site’s public art installations, are cleaned using more precise pole and hand-cleaning methods.

Full risk assessments and method statements are provided for every visit, with the team coordinating closely with on-site management to work around residents and the public activity around Peninsula Square.

The Result

All Clean London’s combined cradle, abseiling, and hand-cleaning programme keeps Upper Riverside’s five towers looking sharp against the Greenwich Peninsula skyline, protecting the architectural presentation that defines one of Knight Dragon’s flagship developments. Using the right method for each elevation gives Lee Baron a reliable, single point of contact for window and facade cleaning across the whole site.
